So, you want to build a house!

Let's be honest, everyone has heard horror stories from friends or family about the nightmare of building a home. At Tidal Homes we do our best to make your new home build as stress free as possible. We pride ourselves on keeping our clients up to date on construction time frames. 


One of the first questions we get is how long it will take for our home to be finished. This is a great question and a very tough one to answer accurately. There are many variables that are part of this equation. Weather, utility delays, permitting delays, material procurement issues, sub-contractors over worked etc. These are just some of the issues that can delay a project. Somethings are beyond a company's control and sometimes unforeseen issues do arise. On the rare occasion a delay may rear its ugly head the client is the first to know so timelines can be adjusted. 


Let's go over the actual time frames.


  • Lot procurement can take 1-3 months to close on once the lot contract is signed. If you already own a lot you can skip this step. 
  • Floorplan design can take up to a month for final sign offs and approvals. The goal is to get this done while moving towards construction loan settlement. 
  • Once settlement is done and the deposit check it issued your new home can be ordered. 
  • Delivery of the new home is currently running 8-12 weeks depending on the style and intricacy of the floorplan. 
  • County permits can take 6-8 weeks for approval. We usually apply for permits on the day of settlement on the construction loan with the goal of having the foundation in place before the home is delivered. 
  • Once the home is delivered, we usually set on the foundation the next day. This is a big day and usually an all day event.
  • Once we have the home on the foundation it will take 8-12 weeks to finish the home. This also depends on the type of home and finish work required. 


In the past(pre-Covid era) we have completed homes in less then 4 weeks once on the foundation and 3-4 months overall. However, we are still in an environment where things simply do not happen like they used to. That being said, to sum this all up from inception to finish your new home project can take anywhere from 6-8 months to be complete.
